HOW WE WORK WITH YOU

From concept to completion, our 8 step building process keeps you at the heart of everything

1. FIRST INITIAL CONTACT

We understand that your time is valuable, so we will promptly send you our email questionnaire for you to complete containing questions that help us get on the same page with the vision you have for your dream build and gives us a background of your project ideas, this ensures our first meeting runs smoothly, efficiently and covers everything. We will the phone you to book in a first Site visit and prior to this meeting you will receive our Look Book to learn more about JR Construct and what we are about.

2. SITE VISIT

As previously arranged with you, a site visit will be made to your home or section to talk about your project in more detail and go over the completed questionnaire. We ask further questions about any of your specific needs and requirements for the entire duration of the project. At this time, we look more extensively at the brief and the scope of works required.

You are encouraged to bring along any ideas, house plans, sketches, section information and any other information you would like to discuss. If you don’t have any concept plans, don’t worry, we will be able to point you in the direction of an amazing architect that we have worked with in the past to create your vision.

If you already have concept plans drawn up, please skip straight to step 4

3. MEET AND WORK WITH ARCHITECT THROUGH THE DESIGN AND CONSENT PROCESS

After the site visit, we will have a better understanding of your requirements and vision , so we are able to meet with the architect of your choosing to discuss these requirements and ideas. Your chosen Architect will design the initial concept plan that fits your requirements. This enables a better visualization of what your dream build will look like based on your ideas so far.

We always work with the Architect whether it be our recommended architect or an architect of your own choosing, throughout the design and consent process so all of us; client, architect and builder , share a mutual understanding of the project.

4. ESTIMATES OF COSTS REQUIRED

If you're like most people , you’ll want to know that the design you pick will be well within your budget. Through an in-depth cost estimate we ensure it happens. Giving you a better idea of what your investment amount will be for your project. Along with cost estimates we start a project timeline plan which assists with working out the full costs of the project.

Once you have given the final plans your approval, the architect will lodge them with council, and we will get started on your fixed price quotation

5. FIXED PRICE QUOTATION

Now your plans are in council it's time to put together your detailed final quote. This outlines what your investment in going to be prior to your project commencement . We suggest any cost savings ideas for you to review; for example, comparable building materials of a lower price, purchasing some materials early to secure today's rates and storing onsite, to name a few.

 Once you're happy with the design, timeline and the fixed price quote is agreed upon we start signing all the relevant paperwork and handover your action plan to you so you can stay up to date with your project.

Of course, if your build has any unexpected variations the occur and may impact your budget, or you make a change in your requirements, we will promptly update any quotes and timelines where necessary and allow you enough time to make your decisions. Variations will always be signed off by you and invoiced along the way.

6. SIGN CONTRACT AND AGREE START DATE

Once you're happy with the design and all your requirements have been met, we go through your paperwork to ensure everything is taken care of including the signing of the Certified Builders Association Build Contract. We agree on our start date and prepare for construction to commence on creating your dream build.

7. WE CONSTRUCT YOUR BUILD

We start construction on your project. We offer weekly site meetings with James and our Site foreman to thoroughly keep your updated through the duration of your build, it is also a great way for you to see the changes onsite as they happen, and we will explain every aspect so you will have a better understanding of the build. Your able to voice any changes at any time but these meetings are a great forum to bounce around ideas with our site team.

We keep you fully informed, so you aren’t suddenly struck with any unexpected or unforeseen costs during the construction process.

8. YOUR DREAM BUILD IS FINISHED

Enter your content...You have made the final payment; the construction phase is complete. We ensure your house is professionally cleaned prior to you moving in and you receive your information pack containing all the relevant information (council, warranties, project team info) about your home. The keys are handed over and it's time for you to enjoy the vision you have created.

Although your build is complete, we will stay connected and call you further down the track to see if there are any minor issues to fix to ensure your dream home is still your dream home.

Curves everywhere

One of the more difficult slabs we've built, it curves at almost all of the interior and external corners, resulting in smooth lines and an unusual appearance. The team's work was cut out for them, but it was simplified by utilizing a laser CNC machine to precisely cut the radius curves out of ply and laminate them together to make the slab's edge.
